Property Management is the process of the oversight of your property (commercial, residential or industrial) by a contractor of your choosing. Property managers are responsible for the overall well being of your property that includes daily repairs, maintenance, security and upkeep. They are liable for collecting the rent on your behalf and dealing with the default of rent on the tenants’ behalf. 

 

Property managers’ general responsibility includes:

  • Prepare, sign and renew the Rent/Lease agreements on property owners’ behalf

A property appraisal or property valuation is an unbiased assessment of your property by an independent professional. It is always done in the jurisdiction of an authorized appraiser designated by a regulatory body. A property appraisal report is prepared on the basis of visual inspection, current market trends, recent sales of similar properties and other aspects of the property.

 

It is often performed at the time of lease, buying or selling, and refinancing or drafting insurance policies of the given property in order to determine its value. Property appraisal is the first step of deciding the property value while selling or the rent while leasing.A property owner is often responsible for the fee of the appraisal.

 

The factors affecting the property appraisal are:

  • Location and size of your property
  • Structural integrity, condition and faults of your property
  • Vehicle access, pedestrian access and parking
  • Current Mortgages on the property
  • Planning or building restrictions
  • Presentation (architectural style) and special features

  • List of work/s undertaken

Renting and Leasing can be and is often used interchangeably in the property management business. But what are the differences and similarities between the two?

 

A lease is basically a contract to let someone access your property, like an apartment or a house, for a pre-specified period. Most common lease terms are of six months or a year, however, there are no restrictions. Even though renting and leasing are very similar, leasing is used more often in property marketing and the periodic payments that you receive from the tenant can still be considered to be rent.

 

The term “Renting” is not commonly used in property management. However, it refers to any payments paid at fixed intervals to the property management agent or directly to the landlord.
